APT Management, Inc. (“AMI”), provides property management services to both
multi-family and commercial properties. Currently, AMI manages 1,332 units of multi-family housing and 77,946 square feet of
commercial space in Massachusetts, New York and Indiana.
AMI has a strong working relationship with the U.S. Department of Housing and Urban Development, the Massachusetts
Housing Finance Agency and the New York State Housing Finance Agency.
Professional Designations
AMI currently has three staff members who have achieved the designation of Certified Property Manager through the
Institute of Real Estate Management. Seven staff members are Certified Occupancy Specialists, three staff members are Certified Managers
of Maintenance and two staff members are Certified Managers of Housing through the National Center for Housing Management. AMI also has
one Certified Public Accountant on staff.

deliver the highest level of management services.
Without qualified and dedicated personnel, no management plan can be successfully implemented. AMI is proud of our accomplishments
in the area of personnel. We are approved to receive criminal background checks on all applicants from the Commonwealth of Massachusetts. AMI
maintains Fidelity Coverage, Errors and Omissions Insurance and General Liability coverage for AMI and its employees.
Length of Employment Statistics
The AMI track record for retaining employees is exceptional. Several of our residential managers have been managing properties for
over ten years. The average length of employment for our maintenance staff is eight years with several maintenance staff in employment in excess of
fourteen years. AMI supports its team of professionals by offering an exceptional benefits package and offering continuing education for all management
and maintenance personnel. Continuing education has included Certified Property Manager courses, Certified Occupancy Specialist training, Certified
Manager of Maintenance training, and appliance repair courses.
Exceptional Agency Ratings
AMI takes great pride in achieving superior inspection results from HUD’s Real Estate Assessment Center (REAC) review in 2000. Of the thirteen properties
receiving HUD funding, two properties received HUD’s “Top 1000” Award and two others received HUD’s Special Recognition Award during the first REAC phase
of inspections. AMI also takes great pride in achieving Superior Ratings and Meets Agency Standards from the New York State Housing Finance Agency and
the Massachusetts Housing Finance Agency respectively on the overall management and maintenance of our federally assisted housing units. These inspections
consist of a detailed review of our operating, reporting and maintenance procedures as well as a physical inspection of the common areas and residential units.
Approach to Management
AMI is structured so that Senior Level Managers are "hands-on" managers who assist on-site employees whenever needed. Our full time work
force includes employees with a variety of specialties including Certified Property Managers, Certified Occupancy Specialists, licensed
electricians, plumbers and appliance repair persons. All of our employees advocate the "team approach" and work together to provide professional management
services to our clients.
AMI firmly advocates and practices proactive management. We believe that the role of the Agent is to provide quality housing for all
persons residing within our developments. We promote an open door policy for all residents and successfully work with the residents to create a community
rather than simply an apartment complex.
Resident Selection
Proper resident selection is crucial to creating a community within a development. Resident selection begins when a person applies
for housing. It is important that an applicant be greeted professionally and provided detailed information pertaining to the application process.
When the process is thoroughly reviewed at the beginning, less questions arise later. Applications are reviewed when received and maintained according
to date of application and bedroom size requirements. Application processing procedures include verifying income and family composition using written information
provided by third parties. Income is verified by the employer. Verification from the current and prior landlords is required and includes information
regarding rent payment, damages, lease obligations and security deposit return information. Credit histories are also a requirement and are always
reviewed by senior management. AMI is also authorized to receive CORI information directly from the Criminal History Systems Board.
Building a Sense of Community
AMI strongly advocates management and resident interaction. We believe that a property becomes a community when residents and management
work together. To this end, we provide informational newsletters about the property and the surrounding community and host seasonal social activities to
promote this relationship.
